Every central air conditioner produces condensate, the water that forms on the evaporator coil as it pulls humidity out of the air passing over it. In most climates, that's a modest, manageable amount of water. In Florida, where humidity regularly sits above 70 to 90 percent and systems run for most of the year, the volume of condensate a typical home's AC produces is dramatically higher.1 A single central AC system here can generate several gallons of condensate water per day during peak summer conditions. All of that water has to travel through a condensate drain line and out of your home, and when anything interrupts that path, the water has to go somewhere else instead, which is usually into your home.
The Florida Classic: A Clogged Condensate Drain Line
By a wide margin, the most common cause of AC water leaks in our area is a clogged condensate drain line. The drain line is typically a PVC pipe running from the drain pan under your evaporator coil out to the exterior of your home, or into a household drain. Because that line stays wet and dark almost constantly, it's a perfect environment for algae, mold, and biological slime (often called "AC drain sludge") to grow inside the pipe. Over months, that buildup narrows the pipe until water can no longer flow through it, and once it's fully blocked, the water backs up into the drain pan and overflows.2
This is such a predictable problem in humid climates that most manufacturers and HVAC professionals recommend having condensate lines checked and cleared as a routine part of seasonal maintenance, not something you wait to address until it fails.3 A clog rarely announces itself in advance. Homeowners usually find out when they notice a wet spot, a musty smell, or water actively dripping.
Other Common Causes
Algae and biofilm growth in the drain pan itself
Beyond clogging the line, the same organic buildup can grow directly in the drain pan, gradually restricting the pan's ability to funnel water toward the drain opening even if the line further downstream is clear. This is one reason routine coil and pan cleaning matters as much as clearing the line.
A rusted or cracked drain pan
On older systems, especially those with metal drain pans, years of constant moisture exposure can cause rust-through or hairline cracks. Once the pan itself can no longer hold water, it doesn't matter whether the drain line is clear. Water finds the weak point and drips through it directly. Pan replacement is usually a straightforward repair, but it's one that requires opening up the air handler to access.
A tripped or failed float switch
Many Florida systems, and virtually all installed in attics or over living space, include a safety float switch inside the drain pan or primary drain line. Its job is simple: if water rises to a level that suggests a clog or overflow, the switch shuts the system down before water can spill over.4 If your system suddenly stopped cooling and you also notice standing water in the pan, a tripped float switch is very likely the reason, and it's doing exactly what it's supposed to do. Don't bypass or disable a float switch to get cooling back faster. It's protecting your home from a much bigger, more expensive water problem, and the underlying clog or blockage still needs to be cleared.
Disconnected or poorly pitched drain lines
Condensate lines rely on gravity to move water out of the home, which means they need a consistent downward slope along their entire run. A line that's sagged, was installed with insufficient pitch, or has come loose at a joint can allow water to pool and eventually leak at the low point rather than draining all the way out, even without a true clog.
A failed condensate pump
In situations where the air handler is located somewhere gravity drainage isn't practical, such as a basement-style closet or certain attic configurations, a small condensate pump moves water out mechanically. Like any mechanical pump, these can fail from age, a stuck float, or an electrical issue, and when they do, water backs up exactly the same way it would from a clogged gravity line.
Where Your Air Handler Is Located Changes What's at Risk

Water from an overflowing pan in an attic has to travel down through insulation and ceiling drywall before you ever see it, which means by the time you notice a stain on your ceiling, the leak has often been happening for a while. Attic installations should always have a secondary drain pan with its own independent drain line running to a visible location (like above a window or door) specifically so a leak announces itself before it reaches the ceiling. If your attic system doesn't have this secondary pan and drain, or if you've never located where that secondary line terminates, it's worth having a technician confirm it's set up correctly.

Garage installations are lower risk to your living space but still worth addressing quickly, since standing water on a garage floor can damage stored items, promote mold on nearby drywall, and, over time, seep toward the home's interior wall if it isn't cleaned up.

Manufactured and mobile homes
In mobile homes, the air handler is frequently installed in a small interior closet with limited clearance, and the condensate line often runs a longer, more exposed path than in a site-built home. That longer run gives algae and debris more distance to accumulate, and tight installation spaces can make it harder to notice a slow leak before it has already damaged subflooring. How Much Condensate Is Actually Normal
A little context helps put the problem in perspective. A properly functioning central AC system in a humid Florida summer can reasonably produce several gallons of condensate water per day, all of which is meant to drain quietly out of your home through the condensate line without you ever noticing it.1 That's normal and expected. - A noticeably higher humidity feel in the room closest to the air handler

Immediate Steps If You Find Water
- Turn the system off at the thermostat. This stops the AC from continuing to produce condensate while you sort out the source.
- Protect the area. Move anything water-sensitive away from the leak, and place towels or a shallow container under the drip if it's still active.
- Check the drain line termination point outside. If water isn't dripping from the exterior PVC drain line where it normally would, that's a strong sign the line is clogged.
- If you're comfortable and the line is accessible, try clearing it. A wet/dry shop vacuum held tightly against the exterior drain line opening for a minute or two can sometimes pull a clog free.
